Long-Lease Notarisation for Thai Real Estate (30-Year Leasehold)
A Thai residential lease exceeding three years must be registered against the title at the Land Office to bind successors; foreign lessees also need a notarised English execution certificate for onward apostille to enforce the lease abroad. Do both landlord and tenant need to attend?
For notarisation, only the signatories present at your chosen appointment; for Land Office registration both parties or their notarised POAs must attend.
Is a 30+3+3 renewable structure enforceable?
Renewals are contractual promises, not registrable interests. We flag this at intake and add a covenant clause to strengthen enforceability.
Can the lease be paid in a foreign currency?
Yes, but Bank of Thailand foreign-exchange rules require reporting for transactions above USD 200,000. We include a compliance note in the delivery pack.
