Certified True Copy of Thai Land Title Deed (Chanote) for Foreign Use
A raw copy of a Thai chanote is not accepted by foreign banks assessing mortgage collateral, by AU/UK immigration proving Thai assets, or by probate registrars listing an estate's Thai property. This SKU produces a Notarial Services Attorney CTC of the chanote (front and back), with an English cover certificate identifying plot, rai/ngan/wah, and encumbrance status as of the certification date.
What you receive
Deliverable: original chanote returned untouched, colour CTC of both faces, English notarial certificate quoting the deed number and Land Department office, and — on request — an accompanying land-office encumbrance search dated the same day.

Can you certify a chanote held by a Thai spouse?
Yes with the spouse's consent and ID; we record the relationship in the notarial certificate so foreign receivers understand the ownership structure.
What about Nor Sor 3 Gor or condo unit titles?
Both are supported. Condo unit titles include the common-area fraction in the cover certificate, which foreign valuers need.
Is a separate valuation letter needed?
The CTC proves ownership, not value. For visa or mortgage use we recommend pairing with a licensed appraiser's valuation, which we can coordinate.
