- 3Translate + legalizeForeign documents must be Thai-translated by an approved translator and legalized (MFA + embassy chain or Apostille under Hague 2025).
- 4File at embassy or Thai ImmigrationNon-B typically at embassy; DTV/LTR at embassy or Thai Immigration once in-country under permitted status.
- 5Report 90-day + extend annuallyEvery long-stay visa requires 90-day reports and yearly extension. Missing a report = 2,000 THB fine + risk on next extension.

- Investor / startup founder → SMART-I / SMART-S. Requires BOI or NIA endorsement; process 30–60 days.
- Retiree age 50+ → LTR-Pensioner (10-year, no re-entry cap, exempt from 90-day report). Requires USD 80k passive income OR USD 100k + Thai investment.
- Just want long stay, no work → Thailand Privilege (Elite), 5–20 years, THB 900k–5M.

Practical guidance and pitfalls — Thai Long-Stay Visas — Practitioner Notes (English)
A Thai visa and the permission to stay stamped in your passport are two separate things, granted by two different authorities. Most avoidable problems come from confusing the two, or from lodging supporting documents that are issued correctly but presented in the wrong form. Requirements differ by category and by the office handling the file, so verify against the issuing authority for your case before committing to a plan.
Before you start (6 points)
- Critical
Track the permitted-to-stay date, not the visa validity date
The validity printed on the visa is the window in which you may travel to Thailand. What governs how long you may remain is the permission-to-stay stamp given on arrival, or the extension granted later by an immigration office. Diary the stamp date, because overstay is calculated from it regardless of what the visa sticker says.

Confirm which authority decides your case before you assemble documents
Visas are issued by Thai embassies and consulates, including through the e-Visa system, while extensions of an existing stay are decided by immigration offices inside Thailand. The two follow different document lists. Read the checklist published by the specific mission or office handling your application rather than a generic summary.

Legalise and translate foreign civil documents before you need them, not during the appointment
Marriage certificates, birth certificates and police clearances issued abroad usually have to be authenticated in the country of issue and then certified for use in Thailand, with a Thai translation. Each step has its own queue, so start the chain early; a document that is genuine but not yet legalised will still be handed back.

Keep financial evidence in one traceable account with a matching name
Where a category asks for financial evidence, officers look for a coherent record rather than a single balance snapshot. Transfers moved between several accounts shortly before lodging invite questions. Use one account, keep the account holder name identical to the passport spelling, and request the bank's own certified statement.

Calendar the ongoing reporting duties that come with a long stay
Long-stay permission carries continuing obligations, including periodic address reporting and notification of a new address after moving, with accommodation providers filing their own notification for foreign guests. Set reminders before the due date; missed reporting is treated as a compliance matter separate from the visa itself.

What gets documents rejected (6 points)
- Critical
Treating a short overstay as a minor administrative slip
Overstaying is an offence under immigration law and can lead to a fine, detention and a re-entry ban that scales with the length of the overstay. Voluntarily reporting before departure and remaining after being apprehended are treated very differently. If a date has already passed, take advice immediately rather than waiting for the airport.
All categoriesImmigration Bureau, Royal Thai Police - Critical
Relying on an intermediary who promises an assured approval
No intermediary can bind the discretion of a consular or immigration officer, and arrangements that bypass the published process expose the applicant, not the agent, to the consequences. Insist on receipts issued in your own name, keep copies of everything lodged, and be wary of any process you are told not to ask about.
All categories - Critical
Building a long-term plan on repeated short entries
Frequent brief exits and re-entries used to accumulate stay are visible in the entry record and can result in refusal of entry at the border, without any right of appeal at the counter. If the intention is to live in Thailand, apply for a category that matches that intention from the outset.

Supporting documents that spell the applicant's name differently from the passport
A marriage certificate, degree or bank statement showing a former surname or an alternative romanisation will not be read automatically as the same person. Provide the linking evidence, such as a change-of-name record with a certified translation, in the same bundle rather than waiting to be asked.
Married applicantsApplicants who changed name - Take care
Working from a checklist copied from a forum or an older application
Requirements, forms and accepted evidence change, and individual missions and immigration offices publish their own variations. A list that worked for someone else last year is a starting hypothesis, not a specification. Re-check the official page for your category on the day you assemble the file.

Assuming an investment or incentive scheme automatically covers dependants and work rights
Programmes administered outside the ordinary immigration route, such as long-term residence categories tied to investment or targeted skills, define their own eligibility, dependant rules and work permissions. Read the administering agency's own conditions rather than transferring assumptions from a different category.
