FAQ
The landlord only signed once for two tenants — does that weaken us?
It does not disqualify — a single landlord signature is standard in Thai practice. We add a translator's note referencing CCC §537 to confirm that joint liability arises from the tenants' co-signature, not the landlord's countersignature count.
Do you translate the附attached house-rules annex?
Yes if it is stapled and initialled. Un-initialled annexes are excluded and flagged in the translator's note — DHA has rejected evidence bundles where annex provenance was ambiguous.
What if the contract is in a landlord's template with English boilerplate already?
We still issue a full NAATI translation. Bilingual Thai contracts do not satisfy DHA on their own because the English column is not a certified translation — it is landlord marketing text with no legal standing.
